Fees

Whilst most of our fee structure is fairly standard we will aim to ‘Tweak’ our commission for clients with property portfolios or larger properties generating a higher than average rental income. Overseas

In accordance with the Finance Act 1995, any landlord residing outside the UK for more than 6 months is considered by the Inland Revenue to be a ‘Non Resident Landlord’. As such, it is the responsibility of any Letting Agent acting on behalf of Non Resident Landlord(s) to ensure that the landlord(s) have obtained approval from the Inland Revenue to receive gross rental income without deduction of tax. In order to obtain approval, a landlord or landlords (in the case of joint ownership) simply require to complete an NRL1 form (which must now be completed on line directly through HMRC) confirming the address of the property they intend to rent and the amount they expect to receive in rental income. The Agent will then complete their part and submit directly to the Inland Revenue who will then provide an ‘Approval number’ allowing the Agent to release the full amount of rent without deduction of tax to the landlord(s). Please be aware that without approval, your Letting Agent must by law deduct the basic level of tax from your net rental income (after deductions for fees and repairs) and submit a tax return to the Inland Revenue at the end of every quarter. In the case of Companies residing overseas, the procedure is very similar with the company completing an NRL2 form instead. How do I know I am getting the best deal?

What are the benefits of using LET it?
  • LET it is one of a minority of agents who have achieved full membership of The Association of Residential Letting Agents (ARLA). This ensures that if you have any problems or complaints regarding the quality of our service then you have another course of redress if our internal complaints procedures fail. We are also members of the Property Ombudsman which offers both tenants and landlords additional peace of mind. LET it is required to provide account audits to ARLA every year to show our financial management is accurate and robust. We are vetted to show that your money is managed and held in the correct manner. All of the funds we hold, from both tenants and clients, is fully bonded and insured, therefore if anything were to happen to LET it – every penny is protected by ARLA. That’s what we mean by the peace of mind. LET it also complies with the Tenancy Deposit Scheme Regulations. The scheme ensures tenants are treated fairly should there be any dispute over deposit refunds at the end of a tenancy. All our deposit monies are held with an independent scheme administrator approved by the Scottish and English Governmens. Details such as this make LET it managed properties more attractive to prospective tenants.

Where will my property be advertised?
  • LET it advertise all of our properties on the leading internet portals including Righmove.co.uk and , Citylets.co.uk as well as our own website. We will also erect an advertising board outside the property or at the best visible location to ensure your property is receiving maximum exposure. We have also invested in brand advertising. LET it is one of the most recognised and trusted brands in the areas we operate, which means tenants will often come to us first. We have established relationships with businesses and other organisations frequently seeking properties.

What else do you do to ensure properties are let quickly?
  • Every property will have a ‘letting plan’. This considers its location, pricing, condition and target market. We may also discuss with the landlord any factors which might help marketing. We consider the aspects of every individual property and build a plan to help us let the property quickly..

How quickly can a prospective tenant see my property?
  • Normally within 24 or 48 hours – assuming the property is vacant. LET it has viewing clerks available for both evening and weekend viewings which means we can accommodate the tenants’ diary needs outside the usual 9-5. Our services are geared to helping you let your property faster.

What do you do if a tenant fails to pay the rent?
  • LET it offer our own ‘In House’ Rent Cover on tenants who have passed a stringent vetting process. For as little as £10+ vat per month  our landlords can have peace of mind that, should the tenant fail to pay, the LET it will pay and recover the rent directly from the tenant as well as Legal Costs up to a maximum of £25,000 to have the tenant/s removed. Subject to tenants meeting our strict referencing criteria and our terms and conditions.

Do you keep an eye on my property to make sure it is being looked after?
  • LET it will carry out interim inspections of your property every 12 weeks. A full report is logged on our data management software and our landlords can request copies at any time. Should there be any issue with your property, then we will contact the landlord immediately.

What happens if there is a problem with the property?
  • LET it will work closely with each landlord to ensure your instructions are followed closely regarding any maintenance issues required. LET it will only instruct repairs within a financial limit set by you – unless it is an emergency.
