1. Viewings can be made by arrangement with the office. You will normally be able to view any of our properties within 48 hours.

3. Rental prices vary depending on several factors, namely, the quality and location of property and the quality of any furnishings included. For further examples click onto our 'search' link.

4. On all the properties managed by LET it we will require a deposit of £100 more than the monthly rental i.e. a deposit of £400 would be required where the rental was £300 per month.

5. The only other expense to you, the tenant, is the cost of a credit reference check. Please contact your local branch to confirm the cost per applicant.

7. You will not be required to provide any references as LET it employ an outside agency to ingather the necessary information. You will simply need to fill out an application form.

8. No problem. All we need if you're a student is a guarantor and a letter from your college or university confirming your course, a personal reference and, if you're under 21 years old, a letter of parental guarantee. If you are unemployed and receiving housing benefit we also need a guaranto and must request 2-months rent in advance plus the deposit.

9. Unfortunately, it can take up to 8 weeks for housing benefit to process rent payments to us. We must ensure that there are sufficient funds each month to be paid to the property owner. Not all owners accept tenants in receipt of housing benefit so in many cases the owner would require to be consulted.

10. Assuming the Property is vacant, normally around 5 working days. In some instances we are able to carry out an "express" check in within 3 working days for an additional fee of £50 + vat. Once you have paid your deposit, we will hold the property for you for up to two weeks or possibly longer by negotiation.

11. The first months rent is paid once you actually sign the lease and on the same date each month thereafter.

12. Your deposit will be refunded subject to the property being left in a satisfactory condition (minus inspection fee) and proof that all final utility bills have been paid.

13. The property should be left in a condition it was in when you first moved in allowing the property to be immediately re-let.

14. All our leases initially run for a six month period after which time you only have to give us one months written notice from your rent payment date to be able to vacate. The landlord cannot ask you to leave during the first six months however after that date he can ask you to vacate the premises giving you two months written notice.

15. Any repairs required within the property will normally be attended to within 48 hours, however there can be exceptions where the costs exceed £150.00. In this instance we will require to seek the owners instructions.
