Property Letting Agents
As a landlord, there are certain requirements that the law says you have to comply with regarding the standard of the property. These include area such as utilities and smoke alarms and there are strict guidelines around what needs to be done. This is one of the areas that a letting agent serving Kilbarchan will cover and a reason why many landlords make use of their services.
The gas system in the house needs to have an annual safety check that is done by a registered ‘Gas Safe’ engineer, formerly known as a Corgi registered engineer. This shows that all the equipment is safe and that records for at least the last two years are kept by the landlord with the safety certificate.
There are a number of regulations that apply to electrical equipment. These include those referring to the equipment, sockets and plugs. There is no legal safety certificate for these appliances but most across the industry do get one from the engineer as the simplest way to cover themselves in respect to their duty of care.
With regards to fire hazards, all furniture must comply with the Furniture and Furnishing (Fire) (Safety) Regulations 1988 to ensure they are reaching relevant standards. These apply to everything from sofas and chairs to headboards and mattresses, though antique furniture from before 1950 doesn’t need to comply with this.
Finally, smoke alarms need to be mains powered in properties built after 1992 and while there is no regulation to have fitted in other houses, it is considered a part of the duty of care.
