1. Our largest proportion of tenant's are professional people. There is of course a demand  in all areas for student accommodation, however consideration would be given only with consent of our client.

2. Any good, honest letting agent will advise there is always a risk when letting out property. It is the Agent's job to ensure that every possible step is taken to minimise the risk by obtaining adequate reference's from employer, referee and carrying out a full credit check on prospective tenant's prior to entry.

3. Rentals vary greatly from property to property depending on size, location, decor, and furnishings. ETC. To gauge an accurate rental value, a Manager from one of our local offices should visit your property to carry out a FREE  rental assessment.

4. We would recommend that you allow at least a 6-8 week vacant period during the course of any one year. This is obviously subject to market conditions and our representative will advise you more accurately during the rental  assessment.

5. The minimum lease period is normally a 6-month short assured tenancy, giving either party the option to extend thereafter. The earliest occupancy could be returned would be the end of the first lease term.

6. The same type of lease would be used. There is no maximum time limit on a short assured tenancy and this type of lease gives you, the landlord, the best  protection. Signing longer leases for more than 1 year could make it difficult  for possession to be recovered.

7. Nothing we will inform all the utility authorities including the council tax office. You should however disconnect the telephone line. This will allow the tenant to reconnect the line in their own name if they wish.

8. Once a representative has carried out the final inspection to ensure the property is left in good order and final receipted Gas/Electricity accounts are  submitted to the office tenant's deposit will then be returned.

9. Yes. Inspections are carried out to all our properties every 12 weeks.

10. To explain the fees involved, we would recommend a Manager call to your home. Our Manager will also wish to discuss the various safety regulations, which effect landlords letting property. These include Gas, Electric and Fire Safety Regulations.
