Terms and Conditions
If you are considering renting a property with LET-it the following terms and conditions apply:
Utilities and Council Tax are not included in the rental.
You will be required to pay a security deposit equivalent to 1 months rental PLUS an additional £100. To secure a property you will require to pay a minimum of £200 towards your security deposit, and the balance within 7 days. The full deposit and credit reference fees must be paid within 7 days. You will then be asked to pay your first months rent by debit/credit card or bankers draft on the date of entry.
You will also be required to pay for a Credit/Reference check. This ‘non-refundable’ fee will depend on your current circumstances i.e. Foreign national/Full time employment/student etc. Please contact your local branch for details of what fees you will require to pay.
N.B. In the case of more than one person living at separate addresses a reference fee is payable for each applicant.
It is also a condition of the tenancy that you have a valid contents insurance policy in place, protecting you own possessions in the property and your landlord’s fixtures and fittings. Our office staff will be able to place cover for you at a cost starting from £10.88 per month, otherwise a valid certificate would have to be shown to our office prior to your tenancy commencing.
If you are a student, or if you do not pass the Credit/Reference Check, a guarantor will be required.
LET-it will confirm your moving in date when the Credit Reference check has been completed. If you do not pass the Credit Reference your deposit will be refunded in full.
Once we have agreed a date of entry your rent will be due on that date and monthly on the same calendar day thereafter. You will be required to set up a Direct Debit for all future rent payments.
THE RESERVATION FEE, DEPOSIT, CREDIT REFERENCE FEE AND FIRST MONTH’S RENT MUST BE PAID BY DEBIT/CREDIT CARD* OR BANKERS DRAFT.
*Please be aware there is a 3% surcharge for payment by Credit Card
