How much does it cost to secure a property?
The security deposit on any of our properties is equivalent to the monthly rent plus an additional £100. To reserve any of our properties you will be required to pay a minimum of £200 towards this and the balance within 7 days.
What additional costs are there when securing a property?
The only additional fee will be a reference fee for each applicant. The cost of this depends on whether you are a UK resident and whether it is a Company Let. Fees will therefore vary and you should telephone one of our branches to confirm the exact costs.
What methods are there to pay rent?
Direct debit. This is a protected system which means you have the right to ask your bank for a refund in the unlikely event of an error.
How can I be sure my deposit will be returned at the end of the tenancy?
The deposit helps protect Landlords against any loss or damage caused during a tenancy. In the majority of cases there are no problems and the deposit is returned within week or so of the final inspection.
Disputes about loss or damage are rare, but LET it are one of a very small number of Agents who have voluntarily subscribed to the Tenancy Deposit Scheme (TDS). This ensures that if there is a dispute regarding the condition of the property at the end of the tenancy you can apply to the TDS free of charge and your case will be reviewed by an independent adjudicator. They will decide the fairest course of action and distribute or return the deposit accordingly. The matter is therefore not only removed form the landlords control but also LET it’s so that you can be assured of complete impartiality.
What happens if I receive government benefits?
Not all landlords will accept tenants on benefits but we do have many properties which are available. A larger deposit may be required due to the time taken by the authorities to process your application and you will require a UK based Guarantor.
