How much do you charge?

Unlike Many Agents, LET it specialize ONLY in Residential Letting. For most of our clients, however big or small, their property is their most valuable asset. How do I know I am getting the best deal?

Are there cheaper letting agents?

Yes.   It will always be possible to find a cheaper agent, but when it comes to managing and protecting so much hard earned capital you’ll never find better value than Let it.

What are the benefits of using LET it?

LET it are one of a minority of agents who have achieved full membership of The Association of Residential Letting Agents (A.R.L.A). This ensures that if you have any problems or complaints regarding the quality of service received from us you have another course of redress if our internal complaints procedures fail.

 

 LET it are required to provide accounts audits to A.R.L.A every year to show our financial management is accurate and that your money is managed and held in the correct manner.

 

ALL of the funds we hold, both tenants’ and clients’ money, is fully bonded and insured, therefore if anything were to happen to LET it every penny is protected by A.R.L.A.

 

Additionally, LET it are one of even fewer Agents who have subscribed voluntarily to the Tenancy Dispute Service (TDS). Tenants like to be assured their security deposit is safe and offering this service gives both parties confidence that they will be dealt with fairly in the event of a dispute. Where will my property be advertised?

LET it advertise all of our properties on the leading internet portals including Righmove.co.uk, S1Homes.co.uk, Citylets.co.uk, Lettingweb.Com, Findaproperty.co.uk. GSPC as well as our own web site. We will also erect a suitable advertising board outside the property or at the best visible location to ensure your property is receiving maximum exposure.

 

We have also invested in brand advertising. Let it is one of the most recognised and trusted brands in the areas we operate, which means tenants will often come to us first.

 

We have established relationships with businesses and other organizations frequently seeking properties.

What else do you do to ensure properties are let quickly?

Every property will have a ‘letting plan’ taking account of its location, pricing, condition and target market.  We may also discuss with the landlord any factors which might help marketing.

How quickly can a prospective tenant see my property?

Normally within 24 or 48 hours assuming the property is vacant. LET it have viewings clerks available for both evening and weekend viewings which means we can accommodate the tenants’ diary needs and let the property faster. 

 

An express service is available for tenants who have limited time (e.g. only in Scotland for a short time).

What do you do if a tenant fails to pay the rent?

LET it are one of very few agents to offer rent guarantee on tenants’ who have passed a stringent vetting process. For a small fee of 25 + vat for each tenant our landlords can be assured that if the tenant fails to pay their rent or becomes unemployed, an insurance policy will guarantee their monthly rent and even pay all of the legal costs should the tenant require to be evicted. (policy is subject to excess and T & C’s)

Do you keep an eye on my property to make sure it is being looked after?

LET it will carry out walk through inspections of your property every 12 weeks. A full report is logged on our data management software and at any time our landlords can request copies.

What happens if there is a problem with the property?

LET it will work closely with each landlord to ensure your instructions are followed closely regarding any maintenance issues required. Unless in an instance of emergency LET –it will only instruct repairs within a financial limit set by you.
